Italian Revival Residence in Pasadena

On large flat rectangular lot on one of Pasadena's most historically significant streets, this project involved both the loving historic restoration of a classic Italian Revival residence of approximately 4,500 square feet, simultaneously expanding the house to almost 8,000 square feet, while also adding a pool, a large cabana building, a new garage, and a new basement under much of the house all as completely new site layout.  The characteristic details of the original house such as arches, smooth stucco, pre-cast concrete, wrought iron, and clay tile hipped roofs were extended throughout our new work, while the entire interior was modified to maintain all of the historic essence of the building, in effect creating a much more open and light filled interior.

Barrel vaults, groin vaults, clipped ceilings, and beamed and paneled ceilings help modulate and define the many different volumes within.  Detailed cabinetry and millwork honor the historic roots of the property.  Wide plank floors and a neutral color palette of whites, grays, and tans give a relaxed and casual elegance to the interiors.  And lightly industrial fixtures, details, furnishings, and objects bring a modern edge throughout.

Transitional Residence in Toluka Lake

Located in the semi-private enclave of Los Angeles known as Toluca Lake, this Transitional Residence is comprised of Traditional varied massing with Modern materials and detailing.  A standing seam metal roof with limestone, stucco, and glass walls are the primary exterior materials, while wood, plaster, and glass are the interior materials.  A sense of openness with spatial and material variety runs throughout the Main House and Guest House.

Cape Cod Residence in Pasadena

On a lushly landscaped and gently sloping lot in Pasadena's Oak Knoll District, this new house of approximately 7,000 square feet gently cascades down its hill to open up to a large backyard for entertaining with a pool and generous cabana/trellis/outdoor kitchen area.  The owner requested a "house filled with light," so we took every opportunity to admit comfortable amounts of natural light into this traditional architectural style with elliptical eyebrow dormers, shed dormers, circular dormers, transom windows, and a large skylight.  Classic Cape Cod exterior materials of shingles, stacked stone, detailed moldings and trims, corbelled gables, intricately patterned wood framed and leaded windows, and a combination of shingled and copper roofs were employed.

The interior spaces use plaster, detailed wood paneling, bead-board siding, beams, corbels, and trusses to add texture and emphasis to the many vaulted and shaped ceilings throughout the main house.  Wide plank floors and a neutral color palette of whites, grays, and tans give a relaxed and casual elegance to the interiors.  And mostly monochromatic color schemes of gray and white marbles, tiles, mosaic tiles, and fabrics add peaceful and serene qualities to the light filled animated spaces.


Mid Century Modern Residence in Pasadena, CA

This Mid Century Modern Residence is located on a very quiet cul de sac in an old Pasadena neighborhood. We made sure to design fewer interior walls and include large amounts of glass which was all articulated in a classic courtyard plan. The making of this house is a continuation of the classic Mid Century Modern vocabulary which was established by the Case Study Houses and the work of residential architects like Neutra, Schindler, Soriano, and Ellwood in the Hollywood Hills of Los Angeles. The plan of the home is very open and inviting. An exterior covered balcony on the roof of the living room provide a place to be in the shade and view the entire property from above. Inside the home, materials used were flush walnut cabinetry, glass tiles, venetian plaster, wood and marble floors, exposed concrete, and satin nickel fixtures which help provide a cool and calming feel on the interior.


Mid Century Modern Residence in Pasadena

Renovations and Additions to a Historic Tudor Estate in Pasadena

﻿For a client we had previously designed 3 projects for, in refurbishing, repairing, and seamlessly expanding upon this hidden Tudor Estate in Pasadena, we took all of our design cues from the best of what was already there. Hipped slate roofs, shed dormers, black steel windows, smooth stucco, pointed arches, and meticulous finish carpentry are used throughout the new additions, as it originally was in the 1920's. In many cases, salvageable elements like windows, doors, hardware, and other architectural details were saved from areas demolished and then re-used in the new portions of the residence. Along with the additional bedrooms and other new living spaces created, the existing kitchen and bathrooms were all reimagined and modernized with the latest and historically appropriate appliances and materials. The new exterior dining patio, surrounded by pointed stucco arches, offers a serene afternoon gathering spot looking out over the sun setting over Pasadena's arroyo.

Georgian Residence in Los Angeles, CA

This new Georgian house, Garage, and Pool Cabana  is approximately 7,000 sq ft and sits on a very gently sloping corner lot.  True to the Georgian style, the front of this brick walled and slate roofed house is perfectly symmetrical with a triplet of stacking and shuttered French doors and windows flanking a central entablatured, sidelighted, and arched black entry door.  A simple concrete molding wraps around the waist while a more elaborate and detailed crown molding wraps around the eaves.  Oval bar windows and three symmetrically placed lap sided dormers with arched windows bring natural light into the house while two tall and heavy symmetrically placed brick chimneys bookend the house and complete the composition.

The interior is similarly filled with richly detailed materials and fabrics all executed in a classical fashion.  The two story oval Entry Hall contains and elegantly floating stair within its grey and white paneled walls sitting on a black and white marble floor and is surmounted by a richly detailed oval dome.  The Dining Room is fitted with a richly detailed raised panel and antique mirror wainscoting on the walls, a herringbone wood floor, built in bookcases, heavily molded openings and doorways, and is capped with an intricate tracery ceiling.  The Living Room, Library, Family Room, and Kitchen are similarly detailed with various paneling's, beams, parquet floors, slate floors, and other authentic Georgian details.

Georgian Residence in Los Angeles

French Revival Residence in Holmby Hills

This house was originally built in 1937 on top of a large grassy knoll in Holmby Hills.  Although eclectic in style, this predominantly French Revival style house was typical for the area in that time period, and has often been mistakenly confused as a house by Paul Williams, one of the top "Architect to the Stars" practicing in Los Angeles throughout the Golden Age of Hollywood.  With these types of houses, Williams freely mixed a little French, a little Art Deco, a little Georgian, and a little Streamlined Moderne to impart a feeling of that era's current glamour, yet still founded in historical precedents.

Our worked involved adding on to the house, rearranging much of the plan, and getting rid of several "mistakes" others had done to the house in the past, while simultaneously restoring the best original parts of the house that were still intact.  Much of the site work was rearranged as well.  

All of the original steel windows were restored and painted a dark grey/black and many of the interior design details are variations of a black/white/grey color scheme and were inspired by Art Deco and Streamline Moderne details of the 1930's such as the black and white checkerboard Entry floor, the black and white millwork in the Guest Suite, black ornate wrought iron detailing, and the lacquered black wall paneling and antique mirrors in the hidden Speakeasy...which is accessed by a secret door that looks like a bookcase.  The Pool House was re-envisioned as an East Coast Tennis Club with its painted bead board and its lush green tropical wallpaper.

Mediterranean Estate in Beverly Hills

On several acres of Beverly Hills hillside property with commanding continuous views over Los Angeles from downtown to the ocean beyond, this project was a combination of a historical renovation and expansion of the Main House, while also the creation of functionally specific outbuildings and spaces.  Originally owned as a hilltop small courtyard Mediterranean hacienda by one of the most prominent actors in the "Golden Age of Hollywood", the property was then later purchased and expanded upon by another prominent Hollywood director and producer.  Upon more recent acquisition, our client expanded the acreage again and asked us to substantially remodel and expand the existing residence, while also redesigning the entire site and creating additional outbuildings including a Studio Space, Sports Court, and others. While honoring the original exterior Mediterranean hacienda architecture in all of our work, we were also asked to smoothly make the interior slightly more Modern than a traditional hacienda while still melding well with the overall aesthetic of the original property's feel.

Cape Cod Residence in San Marino

Inspired by the beautiful East Coast shingle style houses of historical architects such as McKim, Mead and White, and Peabody and Stearns, of the turn of the century, this approximately 7,000 square foot house sits on a large flat lot in San Marino. Stepped gables, covered porches, conical roofs, and dormers give a varied massing and charming Old World appeal. The U-shaped driveway brings visitors to the front entry porch while the driveway then continues to a private motor court hidden from the street. Steeply pitched roofs, shingle siding, a shingle roof, and an abundance of moldings and casings are the primary exterior materials. On the interior, raised paneling, wainscoting, bead-board ceilings, beamed ceilings, trusses, and a further abundance of moldings and millwork define a true Cape Cod style home. The large rear yard contains a self-contained pool, BBQ, and entertainment cabana leaving the majority of the backyard for a large grassy lawn for the children and dogs to play on.

Modern Residence in San Marino

﻿On a secluded corner lot in the City of San Marino, this Modern residence was inspired by the Usonian houses of Frank Lloyd Wright of the 1930's and by the Los Angeles houses of Rudolph Schindler in its' use of planarity, space, and materials. The family of musicians required both large open common concert spaces, individual private practice refuges, and all of the other normal family living environments. Large folding doors allow the living room to expand out on to the redwood covered deck, and the long narrow lap pool and jacuzzi to the rear provide an unexpected visual surprise from the main public spaces. Smooth steel troweled stucco, redwood solid and spaced siding, and cable rails comprise the modern palette of materials. And the master bathroom, with its' sunken soaking tub and private redwood screened porch, provide a private Zen escape for the parents.

Modern Farmhouse in La Canada Flintridge

In the hills of La Canada Flintridge, on a one acre narrow and slopping lot, this Modern Farmhouse Residence of approximately 10,000 square feet combines traditional forms and modern materials. The main residence, guest house, pool house, cabana, and Zen pavilion are all framed with partially brick and stucco walls, while all uniformly embracing black steel windows and a grey standing seam roof. With its Traditional Georgian Style symmetry, hipped roofs, and massing, each help the new residence fit in with the other traditional houses in the neighborhood, while the building becomes more modern and industrial on the interior. In addition to a typical layout for bedrooms, a living room, a dining room, most often materialized in the normal house, this home additionally comprises of a movie room, a gym, a man cave, and a game room. The interior consists of wide plank floors, open steel stairs, reclaimed wood, poured-in-place concrete fireplaces, and a neutral color palette that gives the light filled interiors a calm and peaceful feel, thus allowing the industrial detailing and fixtures to create highlights within the serene surroundings.

Italianate Estate in San Marino

Resting on almost two acres of relatively flat land on a corner lot in San Marino, this 1926 solid reinforced concrete constructed Italianate residence needed a total interior layout reconfiguration, matching both current lifestyle needs and the culture of the new owners, as well as several expansions, outbuildings, and recreation areas to best use the abundant property. In addition to the Main Residence interior modifications and additions, a new Recreation Building and Guest House, complete with a subterranean Screening Room, Bar, and Guest Suites, as well as a new Pool and Trellis area, other exterior entertainment areas, and a new Koi Pond in the Main House Courtyard, harmoniously create a comfortable family compound with several social and entertaining areas for their many guests.

Renovations and Additions to a Historic Paul Williams Estate of 1928

Originally designed by Paul Williams, “Architect to the Stars”, in 1928, this historic grand residential estate rests on several rolling acres, with streams and fountains, of Pasadena hillside. The original 1920’s Spanish Colonial design ethic guided all of our Main Residence additions and interior refurbishments, our new Guest Houses, Recreational Facilities, Cabana, Changing Rooms, Wine Cellar, Spa, landscaping and water features. Coffered and beamed wood ceilings, groin vaults, arcades, Italian tile and cast concrete mantels, walnut paneling, and turned wood furnishings evoke the essence of classic local Italianate residences and estates of the era.

Renovations and Additions to a Historic Wallace Neff Residence of 1925

In our renovations and additions to this 1925 house and garage originally designed by architect Wallace Neff, our primary goal, as it is in all of our historic renovations, was for all of our new work when complete to be invisible and harmonious with Neff's original vision.  In our additions and enlargements, we maintained the same austerity, massing, and material detailing as the original house.  In our refurbishments, we put back some of the key design elements that had been unfortunately removed from the house over the many decades and different owners (with the help of the wonderful Huntington Library archives).  And in our interior renovations and design, the choice of materials and detailing came right out of the 1920's.

With an owner who was exceptionally committed and determined to maintain the historic essence of the house, period wrought iron pieces, light fixtures, plumbing fixtures, tiles, hardware, and fittings were diligently searched out by the owner and, in many instances, the items finally installed in the house actually were from the 1920's.  In particular, the Master Bathroom and Kitchen are truly "snapshots out of time" with their authentic fixtures, millwork, and bold tile patterns.

The design and execution of this entire project pays homage to the ethos of Neff's Pasadena and Los Angeles houses of the era, while simultaneously accommodating the modern needs and technologies of a 21st century family.

Modern Residence in La Canada Flintridge

On an unusually shaped lot with a small grove of Oak trees to avoid, this Modern house is comprised of several repetitive curved metal roof masses of varying heights aligned in an axial composition. Possessing a fine modern art, furniture, and photography collection, the house was designed to display these items in daily life. Additionally, the large Game Room, Bar, Screening Room, Pool, Basketball 1/2 Court and Batting Cage provide for varied youthful and adult entertaining at home. Simple birch cabinetry, wood and flamed granite floors, stainless steel countertops, and hidden ambient lighting enhance the inherent beauty of simple materials.

Transitional Residence in San Marino

﻿On a large, deep, and flat lot in the City of San Marino, this approximately 7,000 square foot  new residence, with a pool, a pool house, and a tennis court was inspired by the Prairie Style houses of Frank Lloyd Wright of the 1910's and 1920's. The land was originally owned by our client's grandfather, who lovingly shaped and cared for his constantly growing Japanese Gardens for decades before giving it to his grandson. The house and outbuildings were designed around these gardens with shallow pitched hipped roofs, deep eaves, smooth stucco, and a general intertwining of nature and building emphasizing horizontality. Gardens, terraces, water elements, and buildings harmoniously interlock with each other on the site. Inside, the Zen like spaces are modern and soft at the same time. Natural stone, stained wood, and muted colors throughout the interior help to minimize differentiation from outside to inside.

Georgian Estate in the Hills of Pasadena

This Traditional Georgian style estate sits on a gently sloping hill side lot in Pasadena. Inspired by the historical homes of Boston, this house has a symmetrical façade and massing. It is clad in used brick with precast concrete coins, moldings, and other Georgian architectural details. To maintain an authentically historical look, the garage is not attached to the house but treated as a separate small building and designed to look much more like a Carriage House than a garage. The circular U-shaped driveway takes the visitors to a drop off point which is axially aligned with the front door. The brick, stone, and precast concrete details are similar to that of the main house. It's also designed into the driveway, walkways, fountain, and other entry court landscaping details.

Mountain Estate in Aspen

On 165 acres of land 9,000 feet above sea level with lakes and a river, Mountain Lodges, Mining structures, and U.S. Forestry service buildings of the 1930’s and 1940’s all served as inspiration for this project. In the Main Residence, several families have individual full suites, each with their own unique character, while kids take over the Bunkhouse. Winter skiing and sledding, plus summer baseball, fishing, canoeing, and horseback riding make the Steam Grotto and Spa a welcomed evening gathering spot. Centuries old timbers, floors and wall surfaces, tin ceilings, simple subway tile and radiant heating foster relaxation for all within.

Historical renovation of a 100 Year Old Stable

Entered from a long and lush private driveway, this completely hidden property was once part of the adjacent Cravens Estate. After designs were made and plans were drawn, as demolition proceeded, it was apparent this structure has had several different layers of uses over the decades, though it seems it started out as a combination caretaker's cottage and stable. In order to react to some of the difficulties and deficiencies encountered in the original over 100 year old construction, we quickly modified our original plans and took advantage of the new opportunities that presented themselves. We raised the low ceilings, cleaned up the existing floor plan, and added on several hundred square feet to bring the house up to modern needs. As owners are lovers of gardening, the grounds were laid out with a formal forecourt at the entry, and then informal gardens, walkways, pool, and garage/workshop scattered around the property. Slate roofing, stucco and brick walls, and white detailed millwork comprise the primary exterior materials, while fumed French oak floors, painted plank and beam ceilings, and a variety of floral themed wallpapers continue the "Gardeners Cottage" ethos from the outside to the inside.

Historical Renovation of a 100 Year Old Stable

Shingle Style Barn and Poolhouse in Pasadena

This beautiful turn of the century Shingle Style Residence sits on a large gently sloping lot in Pasadena and was built to compliment the 1907 Shingle style main house on the property . Though filled with historical charm and details, the residence and property was in need of some updating with modern conveniences. In addition to remodeling and adding on to the main residence, we added a Pool, a Pool House, Trellis, outdoor Entertaining areas, and a proper Garage with a large storage loft. On the exterior, shingled gambrell roof lines, a combination of board and batten and shingle siding, take their cues from the existing materials on the historical main residence. Inside, simply cut and detailed cedar siding and trims bridge both historical detailing and a modern industrial aesthetic. Ceiling trusses, a concrete fireplace, and modern furnishings enhance this crossover. Custom made bunkbeds allow for kids sleepovers, while the schoolhouse sink, steel and glass interior shower, barn style exterior shower and large pocketing sliding French doors enhance the barns flexibility during summer parties.

A Classic 1940's Mid Century Modern Home with Asian Design Influences

Additions and an interior renovation of a classic 1940's Mid Century Modern home located in Pasadena, CA. The design idea was to incorporate an Asian influence to a classical Mid Century Modern home. The owners Danish Modern furniture collection fills the space, including a Hans Wegner Ox Chair. There are hard to find vintage artworks throughout the house that represents the clients interests in classic bicycles and movies. 

Renovations and Additions to a Historic G. Lawrence Stimson Estate in Pasadena

Originally designed in 1907 for a relative by architect G. Lawrence Stimson, the architect of Pasadena's Tournament of Roses House, this residence sits on a large parcel on an elevated corner lot, and is walled and gated in, giving it total privacy. Our clients asked us to leave 4 or 5 key rooms as they were, and then we remodeled all other rooms and added on a large amount of square footage, including enlarging the basement. The new rooms, including bedrooms, the kitchen, family room, breakfast room, movie room, bar, and more, are all designed with classical detailing to match the original house but with a slightly
Modern edge in the materiality, color, hardware, and fixture selections. Some of the grounds and lawns were re-laid out for better organization and to accommodate a sports court, and a sorely needed new cabana was built next to the original pool. As in all of our historic renovation projects, our goal was to make our new work seamlessly connect with, and match, the original house, with updated appliances, fixtures, hardware, and other details for this young growing family.

Modern Residence in Beverly Hills

On a small, steep Beverly Hills lot, this house has tremendous views of west Los Angeles, the Getty Center, and the Pacific Ocean. Making the most of available space, a Modern approach of minimalism and abstraction focus on the grandness of the views, while minimizing distraction and clutter within. The idea of “division” is avoided with interior obscured window walls and glass floors. Enhancing normal house requirements, a Movie Room and Gym are tucked into the middle level. A dramatic deck creates an “exterior room”. Maple floors, glass tiles, cable rails, and limestone create a peaceful Zen-like setting for sitting high above the city.

Craftsman Residence in South Pasadena

This project involved a major expansion and transformation, in two phases over ten years, of a bland yet authentically 1907 one story stucco box of a house into a Craftsman residence worthy of its’ street, locale, and owners. The material palette of shingles, river rock, and asphalt roofing, and authentic touches like the added sleeping porch, as well as subdued coloring and staining have had many observers, in particular the City’s Cultural Heritage Commission, to mistake the project “one of the premier examples of original Craftsman architecture in the neighborhood.” As this outcome was always our goal, we silently took the mistake as a compliment.

This new Neo Classical Georgian Residence, designed for daily family life and regular formal entertaining, celebrates grand rooms and richly inspired historic detailing. The bold scale and character of the entry façade, double height Entry, and double height barrel vaulted Family Room, are offset by the more intimately scaled and detailed Kitchen, Gentlemen’s Pub, Bedroom Suites, and Rear Loggia, which runs the width of the house. Wood plank flooring, wainscoting and wall paneling, teak, and mahogany cabinetry throughout, as well as a relocated vintage public bar, provide consistent yet varied experiences throughout this large formal house.

Residence in Hancock Park

Located in the historic Windsor Square district of Los Angeles’ Hancock Park, this residence had not the street image or plan layout of its pedigreed neighbors. While classicizing the front façade, substantial space was added while the little existing space of isolated rooms was reorganized. The French door filled Family Room, Breakfast Nook, Mudroom, and Kitchen span the back of the house, while a central wainscoted Stair Hall is flanked with the Living Room and Dining Room at the front. Neo-Classical beamed ceilings, moldings, columns, cast concrete mantels, travertine floors, and walnut inlaid wood floors provide an established material palette.

A Craftsman Home in Pasadena

This beautiful home is located in Pasadena, CA and has an open floor plan with views of a hidden lake. An exterior facade, with wood shingles, maintains the peaceful and serene picturesque of a traditional quality craftsman home. The interior ceilings consist of oak beams above wide plank reclaimed wood flooring. The open kitchen has marble countertops, white cabinetry, and vintage style polish stainless steel hardware. The living room of the open floor plan home has the TV mounted on a built in cabinet with black beadboard paneling and adjacent is a double sided aquarium that leads into the master bedroom. 

Modern Estate in the Hollywood Hills

This Modern Estate rests on an acre of land in the Hollywood Hills. The large Main House, burrowed into the hillside to reduce its’ visible scale, is designed as several sleek concentric barrel vaulted masses in a linear progression. Completely hidden by perimeter landscaping, the House, Guest House, Swimming Pool, Tennis Court, Cabana, and Gym have all been arranged for easy interaction in daily life and in a party environment. Within, minimized maple, glass, stainless steel, and granite detailing provide the peaceful Zen-like atmosphere appropriate to this secluded estate.

Neoclassical Residence in San Marino

Originally a neutral, maze-like, two story Ranch house in San Marino, the additions and interior renovations designed provide a solid and subtle Neo-Classical look and plan, befitting of the neighborhood and giving needed order and clarity. A large Entry, with a circular stairway, is flanked by the Living Room, Dining Room, and Library, all with various levels of classical paneling, wainscoting, moldings, and details. The Game Room and Movie Room entertain both the children and adults, while an open Kitchen and Family Room spill out into the yard. A large second floor Terrace provides visual connection from Bedroom Suites to the backyard.

Traditional Residence in South Pasadena

Renovations and Additions to a Historic Wallace Neff Residence of 1926

Originally designed by Wallace Neff in 1926, this project involved a major expansion, interior renovations, and a new outbuilding to this historic property. As with all of the historic properties we work on, our goal was to be seamless and un-noticeable with the new work. The house and outbuilding additions form a partial courtyard for the lawn and pool and help create a large and logical outdoor recreation and entertaining space accessible from the Family Room, Cabana and Living Room Terrace. Original details such as hammered wrought iron and carved corbels, were expanded upon in the new work, while accommodating today’s modern conveniences.

Modern Residence in the Hollywood Hills

Designed as four smaller buildings causally linked together in an arcing linear fashion, the unusual shape and plan of this Modern house was directly derived from the steep slope and unusual shape of its’ property. Desirable views and vistas up the nature covered hillside, as well as sunlight in the dark canyon, are captured with tall wood sliding glass doors, some telescoping, while street noise and unwanted views are eliminated with a materially abstracted and fenestrated front wall. Limestone, ipe, stainless steel, teak, and steel trowelled smooth stucco provide a subdued material palette and coloration appropriate for this private hillside environment.

California Bungalow

California Bungalows prevailed throughout Los Angeles at the beginning of the century, as did the development of the entertainment industry. Directly adjacent to the historic Warner Brothers Studios, this flat suburban lot, with the barren Hollywood Hills and Los Angeles River as a backdrop, recalls early historic photographs of the development of Los Angeles. This two story California Bungalow, with its’ broad continuous covered porches across the front and back which capture the prevailing afternoon breezes, simple roof line, and Bungalow detailing, fits naturally into its site and neighborhood. Lap and shingle siding, bead-boarded ceilings and a basic asphalt shingled roof maintain the simplistic elegance of historic bungalows.

Tuscan Residence in Newport Beach

Inspired by Tuscan vernacular architecture, on a gentle hill with expansive ocean views of Newport Harbor, this residence was designed to best enjoy the pleasant coastal climate. Ocean side walls contain large glass doors which are slid into thick wall pockets, turning the house into an open “Ocean Cabana” complete with ocean breezes. Santa Barbara rubble stone, reclaimed Italian roof tiles, and steel-trowelled stucco form the exterior skin while within, rustic wide planked floors, rough sawn trusses, travertine detailing, and reclaimed carved sinks, light fixtures and furnishings, recall the casual elegance of Old World wineries and Italian farmhouses.
